Applicant, Franco Tiera, Agent for Property Owner, proposes a replacement garage.  Property is in the R1H, Residential, Single-Family, High Density district.

Variance:  The maximum height for an accessory structure in the R1H district is 15 feet above grade.  The gable roof of the proposed garage has a mean height of approximately 16.5 feet above grade.  A variance of 1.5 feet, as proposed, is requested pursuant to Section 1121.05 Height Regulations (Ord. 91-95.  Passed 10-7-1996).

Applicant, David Borowski, Agent for the Property Owner, proposes a rear addition to the home.  Property is in the R1H, Residential, Single-Family (High Density) district.

Variance 1:  The minimum rear yard within the R1H district is 40 feet.  The proposed addition reduces the rear yard to 36.7 feet.  A variance of 3.3 feet is requested pursuant to Schedule 1121.07 – Minimum Yard Requirements (Ord. 91-95. Passed 10-7-1996).

Variance 2:  The maximum principal lot coverage within the R1H district is 25%.  The proposed addition brings to principal lot coverage to 1,406 ft2 or 27% of this property/parcel.  A variance of 2% for the principal lot coverage is requested pursuant to Section 1121.09 – Maximum Lot Coverage (Ord. 91-95. Passed 10-7-1996).

Variance:  No fence shall be erected, placed, or extended in front of the front foundation wall of the primary structure in the R1H district.  The proposed fencing is 6 feet in height and extends in front of the front foundation wall of the home by 17 feet along the northern property line.  A variance of 17 feet is requested pursuant to Section 1153 – Fence Regulations (Ord. 08-21. Passed 5-19-2021.).

Variance 1:  The minimum side yard in the R1L district is 10 feet.  The proposed addition reduces the existing non-conforming eastern side yard from 8 feet to 6 feet 9.75 inches.  A variance of 14.25 inches, as proposed, is requested pursuant to Section 1121.07 – Minimum Yard Requirements (Ord. 91-95. Variance 2:  The minimum total of both side yards combined in the R1L district is 25 feet.  The proposed addition further reduces the existing non-conforming combined side yard total from 24 feet 2 inches to 22 feet 11.75 inches.  A variance of 14.25 inches, as proposed, is requested pursuant to Section 1121.07 – Minimum Yard Requirements (Ord. 91-95. Variance:  The maximum principal lot coverage in the R2 district is 25%.  The proposed rear deck (1,094 ft2) would increase the existing lot coverage from 27% to 40.7%.  A variance of 13.7% is requested pursuant to Section 1123.09 – Maximum Lot Area Coverage (Ord. 91-95. Passed 10-7-1996).
