Applicant, Jill Brandt, of Brandt Architecture on behalf of property owners Meghan and Ryan Nowlin, proposes two additions on the rear of the home, one on the east side and one on the west to add a screened porch and a kitchen each totaling 475 sq. ft to complement an interior renovation. The addition on the east side of the property will reduce the side yard setback from 7 feet, 5 inches to 5 feet; the required minimum is 10 feet. The proposal will also reduce the combined side yard total from 18 to 15 feet, 7 inches, where the requirement is 20 feet.  Property is in the R1M – Residential Single-Family Medium Density District.

Variance 1:  The addition on the east side of the property will reduce the side yard setback from 7 feet, 5 inches to 5 feet; the required minimum is 10 feet. Request a variance to reduce the side yard setback from the required minimum, pursuant to Schedule 1121.07 – Minimum Yard Requirements (Ord. 91-95. Passed 10-7-1996).

Applicant Gary Fischer of Fischer & Associates Architects on behalf of property owner property owner Linda Fredrickson, proposes the addition of an attached garage 18 feet, 10 inches by 13 feet, 4 inches on the rear of the existing house with a unroofed patio deck on the roof on the attached single story garage. The property is a corner lot and a through lot with two front yards. Three variances are required to build as proposed.  Property is in the R2, Single-and Two-Family Residential, district.

Variance 1:  A primary structure may cover 25% of a lot, the proposed addition increases primary lot coverage to 64%. Request a variance to exceed primary lot coverage, pursuant to ordinance 1123.09(a) Maximum Lot Coverage and Area (Ord. 91-95. Passed 10-7-1996.)

Variance 2: Unroofed patio decks are permitted if they are 300 square feet or less in area and with an elevation no higher than first floor elevation above grade, and no closer than 30 feet to the rear property line. The proposed unroofed patio deck is approximately 58 feet in area at the second story elevation above grade (approx. 17 feet above grade) at 2 inches from the public right of way. Variance 3: Minimum required side yard is 5 feet, and the combined total of the side yards must be a minimum of 15 feet. Proposed addition reduces the combined side yard total to 13 feet, seven inches. Request a variance to reduce the total of combined side yards to less than fifteen feet, pursuant to ordinance Schedule 1123.07: Minimum Yard Requirements (Ord. 91-95. Passed 10-7-1996.)
