St. Cyril School Building

Applicant, James Miketo of Nascent land Development, LLC, proposes adaptive re-use of the vacant St. Cyril elementary school to residential units. Property is in the C2 – Commercial District.

Variance 1: Request a variance to reduce the required minimum square footage per dwelling unit. There adaptive reuse plan proposes 17 units, 16 meet the minimum size requirement of 800 sq ft or more. One unit is proposed at 679 square feet, variance of 121 ft required, as proposed. Pursuant to section 1127.06 – Lot Area and Frontage (Ord. 91-95. Passed 10-7-1996.)

Variance 2: Request variance to build an unroofed second story patio deck of 524 square feet at 11 ft above grade, as proposed on the south side of the building. McGettrick LLC, for property owners Annmarie and Paul Lepro, proposes the demolition of an existing addition on the rear of the house and construction a new two-story addition on the rear of the house, and a small, covered porch on the front of the house. Property is in the R1H, Single Family High-Density District.

Variance 2: Request a variance to build a structure in front of the building line on Riverside Drive, required setback is 15 feet. Garage as proposed, setback is 6 feet 4 inches. Request a variance for 8 feet 8 inches from the front yard setback requirement on Riverside to build as proposed as proposed pursuant to 1133.02(a) Additional Regulations (Ord. 91-95. Variance 3: Request a variance place an accessory structure closer to the intersecting street than the principal structure on the abutting lot fronting Riverside. Principal structure on abutting lot is at 15 feet from the public right of way, as proposed accessory structure is at 6 feet 4 inches, request a variance of 8 feet 8 inches, pursuant to 1133.02(b) Additional Regulations (Ord. 91-95. Passed 10-7-1996.)

Variance 4: Request a variance to Required setback is 12 feet. Garage as proposed, setback is 3 feet. Request a variance for 9 feet from the front yard setback requirement on Graber to build as proposed as proposed pursuant to 1133.02(a) Additional Regulations (Ord. 91-95. Passed 10-7-1996.)
